Today has been a nice day. Gorgeous weather. Went to Lowes Build and Grow and made Toothless the dragon. Washed the dog. Doing some bbg for supper. Did some yard work, gardening and made some discoveries.

We have both wild strawberries and pumpkin growing along our back fence that we didn't notice last week. I'm so excited, I bought this huge $4 pumpkin last year from a local farm in my husband's town when we went up there for the fall festival and the guy said to just dump the pumpkin in the corner of our yard when we were done with it and it would grow a new one. So we tried it. The boys had quite a lot of fun rolling the big guy up and down the hill to the back yard a few times first-



Now there is a good size pumpkin plant and I can't want to see if we get a decent pumpkin out of it =)

The only thing that really marred the day was we had renter-guy call my husband. He just wanted to know if there was any way he could stay. Renter-guy said he had the UHaul there now but he'd rather stay, he could pay more money and asking just whatever he could for us to let them stay. Trevor said there is no room to be having this conversation until he had paid us for June. The guy didn't reply to that so after several minutes Trevor just said, "No- I'm not changing my mind. We just can't afford to deal with this anymore. I'm sorry it didn't work out." The whole time I'm just like why should be believe you'd actually pay more when you paid late by at least a week every single month and haven't even paid us for this month? I'm hoping they really did have the UHaul there and are moving, but they also told both of us Monday they were coming out to pay rent and never did. So I'll believe they moved if they are gone when we check tomorrow.

Anyways, still a pretty good day and hopefully tomorrow the renters are gone and we are done with that situation.

The pumpkin rolling looks like fun ;-) I've never done this myself - but if you get a pumpkin on the new plant, have your boys carve their names in the baby pumpkin and watch the names grow! SO glad your husband held tough on the renter. This guy sounds like a flake and con artiste! I agree with what you said before - better to get him OUT. Even though new person will pay a bit less, if you're actually getting the rent ON TIME it relieves a LOT of stress. Man, my heart is so with you. I love your husband's response "We just can't afford to deal with this anymore." Even if it isn't costing $$, it costs in stress - and none of us have a big budget for THAT!

Vickie, we actually suspect that he really is a con artist. We discovered casenet the other day (gosh I wish I knew about that befor we rented to them) and he's got a lot of cases against him going back to 1990, nearly yearly. Including an eviction from the place right befor our house (that we didn't charge a deposit for or first month and a half rent to help them out paying their last month's rent there, moving expenses and christmas- well apparently he never actually paid the last month of rent there- although no other evictions so we couldn't have known this might be his mo even if we'd known about casenet, but with all the issues he's had I doubt we would have rented to them). Then I know the female renter better and when I was talking to her about why we couldn't continue renting and it just being too expensive for us- I did mention the expense with the water heater and them not telling us about it messing up until it was so bad that the coil had blown out in it and caused permanent damage to the unit 2 weeks after the water heater stopped working. She said, "Oh" and got real quite for a moment and I know her well enough to have inferred that she didn't know we hadn't been told about the water heater messing up. I think he told her we knew and just weren't fixing it (we went and bought a new water heater the evening at lowes of the day we found out it was broken and had it delivered and installed the very next day). I told Trevor about that and he said exactly what you did, he thinks the guys a con man. He wasn't even with my friend when we did the non renewal notice and then he got back with her right after and I'm afraid he was just using her to try and convince us to let him stay because he knew I'd be more likely to say yes to her. I'm honestly starting to believe this guy is a sociopath.

When one of our renters moves out we change the locks. We do this every time . Even if they were the best renters. So sorry this is happening but every once in a while you get a bad one. We have been renting for 40 years and have a couple of houses and only a few times have we had any trouble so for us in the long run it has been well worth the renting. Good luck.

Fit, our situation was a longtime tennant who had really been ideal. Late a couple times but mostly great. She subleased without our knowledge and it took MONTHS and lawyers to get her out. The lawyer used a term for tenants like that - I can't exactly recall but I think it was "professional squatter". I don't want to color your situation with my bad memories - but if it were me doing it all over again, I'd be on that property first thing tomorrow. If he's not gone, file eviction papers immediately. Evicting is a long process in my state - may be in yours as well. Even once we had the papers filed, it took almost 3 months.

Absolutely Char, those locks are getting changed ASAP! Vickie, it can take pretty long here, hopefully not 3 months (there are time limits on how long the court can take for each process... but you know how that goes) theoretically if the court takes the max time to set up the court date, issue the eviction papers and then the sheriff's office the max time to set up a date to physically evict it could July 25th by the time it's done if we file first thing Monday morning. It seems like there are a lot of laws to protect tenants from bad landlords- but the laws to protect landlords from bad tenants are pretty crappy and designed to cost the landlord as much money as possible- really messed up, honestly.

Wow, sounds like a fun wknd. espically discovering the pumkin patch growing !! I love watching things grow. Had a great wknd. spent Saturday shopping with my Mother, eating out was a little difficult, but I watched my portions. Spent Sunday with my Mother, my Father is deceased. About the renters, it takes time to evict them so I am hopping for yall's sake they are moving out. Once you get behind it is so hard to get caught up. Best of Luck!
