Fritzy 22's Journal, 27 April 2024

Still no offers on my house. Tomorrow will be 2 weeks since it was listed. No one has been to look at it since Sunday but there are 2 appointments this afternoon. One really good thing about the house being up for sale is that it is clean all the time. It takes about an hour every morning to get it ready. I use a Bona mop with a pad for pet hair twice a day. Can't believe all the cat hair it picks up that I can't even see. I have to dry the shower after using it and I have only used the stove once or twice because it is so hard to clean. My eating hasn't been good because I am picking up meals too often. I ordered a pizza which was good for 3 days of meals. I also ordered spaghetti one and the best part of that meal was the garlic bread! Not sure what I will eat today. So far, just 2 cups of coffee. I'll probably get something to eat this afternoon while my house is being shown. Bobby is allowed on the patio at the restaurant where I got the spaghetti.

Hi Fritzy nice to see your post. Hope your house is sold soon. Crossing fingers. Sounds like you are keeping busy. I am having fun picturing Bobby at the restaurant. Must be a great place for a dog

Thanks Liv! Many of the restaurants in my area will allow dogs in patio areas. There is a place at the coast that even has a doggie menu! I remember ordering Bobby a prime rib bone and he left my friends and me alone while we a!l ate!

Thanks Morticia! I didn't take Bobby out to eat today because I got so hungry early in the day and brought lunch home before people came to see the house. But I did take him to the park for a walk.

Do you think it is a pricing issue? We are getting ready to list MIL’s house next week and have been told the market will tell us in the first two weeks if we are overpriced. It’s a tough line, not wanting to miss out on potential profit but wanting it to sell quickly so it doesnt become aged. Best wishes. It just takes one. Hoping your one is here soon.

YOH, at this time I don't think it's a pricing issue. No one is looking at it! Most of the buyers in my neighborhood are buying 2nd homes or are retiring here and coming from out of the area so maybe weekends are when people will look at it. My realtor is probably the top agent in the neighborhood and tends to price things conservatively. I just went with the price she recommended. But we'll see.

What’s realtor saying about it/. What are average DOM in that area? What an unsettling feeling for you. And the furry family also.

I recall you mentioned you negotiated for a lower commission rate that is split between both realtors. If that’s the case raise it to the norm. Buyers realtors will have an equal incentive to show your home to others in the market.

YOH, the average days on market is around 35. The number of homes listed has nearly doubled though in the past 2 or 3 weeks so there is more competition

Thanks Honeebuns - I have been wondering about the commission. While my agent may be fine with .5 - 1% reduction, the buyer's agent might not be. But I personally find homes on realtor.com I want to see in Oregon and take the list to my agent there. There is an issue with realtor.com and another site not showing my house in the neighborhood I live in. It shows under a search for the city,but not the gated community I live in. My realtor had been working with the sites and said they are using a map that isn't accurate. That's something they haven't been able to fix. That is probably a bigger deal than the commission but I'll talk to my agent about the commission. When I was a realtor, many years ago, I would still offer the buyer's agent the full amount and take the 1% drop myself instead of splitting it.
