First, the nice folks at FS customer service changed my screen name for me to something less easy to connect my FS self to my RL self. Second I switched journals to private since there is some drama potential if they were stumbled on by our renters or anyone that knew them well enough after my last post venting about that stressful situation. Third... BACK IN THE 140S WOOT!!!

Onto what is stressing me out right now- I worked on the numbers tonight and if they do not pay for this month's rent then we are as far in the red on this as we would have been if we had the house sitting on the market not selling the last 6 months. But think about how much LESS stressful that would have been?

So (while I'm working these numbers and realizing this) the female renter called me last night trying to convince us to let them stay. Which had me wanting to reach through the phone and throttle her... just seriously? The male renter called me husband... same thing. Let me just say, if we had received June's rent at this point, the conversation would have had a much better chance of going their way- not great considering the lying to us about the frig to get an upgrade thing, but better. Both told us they would be paying rent last night. Nope.

So I made up and printed "Three-Day Eviction Notice For Non-Payment of Rent". We have not and will not accuse them of anything but not paying rent unless we get to court and they try to accuse us of something(at which point I will be very well prepared to show just how well we've kept up our legalities of being landlords and just how poorly they've kept up their side as tenants). I've just repeatedly told them we are not cut out to be land-lords, it's cost us too much money and we just want to sell the house. We are not interested in any sort of blame game or drama, we just want to get them out of the house at this point.

I am a renter too and I simply don't understand screwing over someone this way. I LOVE our landlord, he basically leaves us along, we'll only bother him if it's absolutely necessary (hasn't been yet) and we pay befor the 1st each month. We got really lucky finding a 3 bedroom full basement house in our price range inside the city in a safe neighborhood and we know it (in fact we only got the house because my husband is the upper manager directly over one of our landlord's friends for the last couple years and he gave my husband glowing reviews to our landlord. We didn't even know they knew each other. The landlord just recognized where my husband worked and asked his friend without us knowing). Regardless of circumstance of relationship I would never choose to create hardship on another individual like this. If they were having financial issues, ok- but when the male renter is calling my husband and talking about taking the female renter out to dinner the night befor for half and hour, then ends the conversation saying the rents going to be late... SERIOUSLY? Please, please never do something like this to a landlord if you can help it. Especially not a landlord that was trying to help you out to begin with (ie not charing a deposit or gorging your rent price) and certainly not one you know personally.

We are not a well off family. We struggle as it is and spend more then a third of our income on medical necessities... granted it wasn't that high befor ObamaCare. The resulting income that we actually live off places us firmly within the poverty level but without any chance at help because medical bills don't count as expenses (at least not here) unless you are over a certain age or within a certain percent of the poverty level BEFOR the medical expenses. We make it financially with some very serious planning and thriftiness. This combined with the raises in the cost of helath care caused by ObamaCare has been extremely hard on us financially this year. Very, very stressful.

I'm really, really hopping they either pay or just move out and we can move on from this and start to get finances back in order and hopefully sell the house soon.

It good that you started an Action on them(and you can't call them "renters" they're "squaters"). Don't even allow them to use the excuse "We need time to look for a place" "Try a shelter" because this not one! Don't let them attempt to "stack" up money when they haven't paid you nothing. I hope everything works well in the end, it may be a long process but stay firm and strong!

Thanks JauanaBsmall. That's sorta where I'm at, hopefully they will either pay or just move, but if not at least I can get this process started now. I have a feeling they just don't care about the problems they are causing for us financially and only concerned about themselves. From my conversations with them I don't feel they have any intent of actually paying. They tried to say, "well it's so hard to come up with the money for rent and for moving." Trying to make me feel bad for them. I said "Yeah, I understand that. It's why we didn't charge you a deposit or the first month+ rent, remember?" Just so frustrating. We totally understand money issues, but let me tell you if someone gave us a helping hand, we would NEVER repay it by causing them hardship. Thanks for listening JuanaBsmall, I appreciate it!

Good luck to you. I'm hearing of many people who are having these same issues, including the Obamacare problem of premiums going up higher than before, but don't give up the fight. I'm sure things will get better.

Thanks madanjen, I know lots of others who are in the same boat. I get what ObamaCare was trying to do, but it seems to have actually made things worse, not better. I keep telling my husband if we can make through 2014 I know in my bones that 2015 will be great =) I know what we are dealing with now on the health cost front and already made some adjustments and whatnot with an hsa account to keep things level next year. We just have to get there =p

I don't understand it either, I rent my house and pay every month without fail, on time. If I didn't pay I would fully expect to be kicked out. Hope you manage to get rid of them soon. These types of things would definitely put me off being a landlord. Those landlords out there should think themselves lucky they have reliable tenants like us !! Good luck

I own several pieces of property and legally you need a five day notice. You can call me and I will walk you through the process.

In Missouri we don't even have to give a 3 day notice if they are late on rent. We can give the notice and immediately go file eviction minutes later if desired. However it's advised to give a few days so you can avoid the legal fees and whatnot if you can just get them to pay or move. I think it's different by state and country.
